Major Mixed-Use Development Opportunity Along Fall River’s Waterfront

MassDOT seeks developer and stakeholder feedback on the feasibility of mixed-use, transit-oriented development on property along Davol Street in Fall River. Feedback will help shape a near-term Request For Proposal to purchase or lease the Property.

The Master Plan contemplates nine residential buildings ranging from five to twelve stories. Final development programs will ultimately depend on the selected developer’s objectives, market conditions, and regulatory review.

The Property is within a short walk of multiple major open-space amenities, including Bicentennial Park and City Pier (5 minutes), and Heritage State Park, Battleship Cove, and Olmsted-designed North Park (10 minutes).

Design guidelines have been developed to guide redevelopment along the Davol Street Corridor. Development of the Property creates a unique opportunity to create a new neighborhood reconnecting the city with its waterfront.

As MassDOT nears completion of its Route 79-Davol Street corridor improvements project, it is pleased to seek public input on its upcoming procurement to make the land that was formerly occupied by the highway for private redevelopment.  MassDOT initiates this process in close coordination with City of Fall River.
